Building Information Modeling - A Comprehensive View
Often known as Virtual Design and Construction (VDC), Building Information Modeling is a process of digitizing the features or the attributes of any building structure. The whole idea of BIM or CAD drafting is to create an information database about a facility, so that the whole work process i.e. structuring to demolition can be carried out on the basis of reliable figures.

The whole BIM work process comprises of three parts -

Building - which includes the complete life-cycle i.e. from designing to operation till demolition
Information - which includes all the features or traits of the building
Modeling - which includes digitization of the facility using tools i.e. building simulation, its delivery, and operation

Building Information Modeling utilizes dynamic and a real-time 3D model of the facility so as to optimize the Efficiency of the facility building process. It assists in developing synchronization amongst the different sections of building design, construction and building management. It is worth mentioning that different departments of facility building regularly feeds information into the database of BIM, thus keeping it updated.

In general, BIM serves as an ideal companion to plan, design, construct and manage building, facility or plant project. That's why, the process runs throughout the time and process of plan-designing-to-occupation. The biggest advantage of this whole process is that, it assists in generating highly efficient and cost-effective solutions by digitally representing the characteristics of the facility. This further helps in understanding the construction process, calculating performance and developing documentation of the whole process.

Building Information Modeling also assists in eliminating the errors generated due to data repetition, data loss, bad communication, or translation. Needless to say, the utility of BIM methodology continues from starting of construction of the facility till the time the facility is demolished.

It is worth mentioning that the existence of BIM process is of great significance as it:

Offers better visualization
Enhances the productivity by providing information in precise and easy manner
Assists in creating coordination in between construction elements
Synchronizes important information such as suppliers, material details, location details and estimation
Increases speed of delivery
Assists in reducing facility construction cost

Even while, BIM process serves as an ideal solution to trim down wastage and ineffectiveness in building design and construction, organizations are reluctant to utilize it. This is mainly due to the fact that they are still waiting for concrete proof regarding ROIs. But it is also true that large numbers of organizations are turning their face towards building information modeling as this digital information is easy to share and is based on open standard in the long-term building process.

In addition to the above, some companies are adopting Building Information Modeling due to the fact that they own the facilities even after completion of the construction phase. This not only helps them in saving time and money, but also eliminates design errors and improves productivity.
